Zone 1, Elkhart River District
Elkhart Opportunity Fund and Century Builders collaborate for the development of Zone 1, surrounding Elkhart Health and Aquatics within the Elkhart River District. Together, we are providing a comprehensive, expeditious and financially advantageous development plan for the City of Elkhart to address its market-rate housing shortage and need for Class-A commercial property to attract the ability to revitalize Elkhart.
This property was identified as the western gateway to the River District in Elkhart’s recent plan for revitalization. This is an essential anchor to the district and will set the stage for future development. These six acres play an integral role in continuing the momentum and ensuring appropriate development for the district.
To address the market-rate housing shortage in Elkhart, our first phase includes kicking off construction of townhomes along Hannah Court and Clark Street, which will line Pacific Street and create a residential corridor in Zone 1. Additionally, as a community, we have not built Class-A office space downtown since 2005 when NIBCO Parkway was developed. Our first mixed-use building will include retail on the first floor with new office space included in the second and third floors. We are currently reviewing fourth floor residential options. We believe this first mixed-use building will attract key tenants into the district: including corporate headquarters, new co-working space, and retail amenities to support new residential development. This will be a natural extension of downtown Elkhart.
Phase three includes a 60,000 square-foot mixed-use building to the east of Clark Street. We envision this as the continued development of retail, commercial, corporate headquarters, and/or possibly a hotel. Additional development pads are located to the west and east of phases two and three. These uses will be defined as the district continues to evolve and develop further potential and demand. The aspirational design will remain consistent with the River District Master Plan vision.
We believe this is an opportunity to bring a unique design to a very special area in Elkhart that will reemerge Elkhart as a thriving urban destination in north central Indiana.
