Groundbreaking Ceremony for New Neighborhood, The Delta, in the Elkhart River District
April 29, 2024 - Elkhart, IN Local Community leaders and developers, weIMPACT Group, held a celebratory groundbreaking ceremony to announce the launch of a new branded neighborhood, to be named The Delta, in the Elkhart River District.
The next three buildings anticipated to open in mid-2025 will continue the transformational momentum of the new urban, mixed-use neighborhood already started in the Elkhart River District. The mixed-use, multi-family development has already begun construction along Jackson Blvd. and Clark Street. The first phase of the development will offer 14,000 sq. ft. of local-serving retail, with residential above starting with roughly 90 apartments. Apartment square footage will range from 550 sq. ft. studios to 1,200 sq. ft. two-bedroom floor plans, making it easier for future residents to find a home to fit their needs.
The second phase of the development will continue in 2025 by putting in a pedestrian street, once called Pacific Street, flanked by roughly 35 additional apartments, featuring family-friendly two-bedroom and three-bedroom floor plans with a front yard for families.
The development with finish by 2026 with 15 townhomes along Hannah Court, which will be available for purchase.
The Elkhart River District is made up of a 105-acre island structure (delta-like area of land), which once was a delta flat. The River District, designated in 2018, is precedented by three major developments: Elkhart Health & Aquatics as the powerhouse anchor, plus Stonewater and River Pointe West Apartments. As a result of the River District Master Plan, which was developed with broad community stakeholder involvement, started with developing a thriving urban, mixed-use, walkable community that is a downtown destination emphasizing the rivers and recreational amenities.
weIMPACT Group is developing the fourth development promising to be the pinnacle of Midwest urban living. “Delta is the fourth letter of the Greek alphabet and has many meanings, often used to denote change or the difference, our hope for The Delta is to establish change,” Dave Weaver, founder of weIMPACT Group, he said during Groundbreaking ceremonies.
The Delta neighborhood will be a prime connected and walkable community for those looking to live downtown, but be surrounded by incredible local amenities, such as Elkhart Health & Aquatics, St. Joseph and Elkhart Rivers, 1.5-mile contiguous Riverwalk, parks and the downtown restaurants, shops, and establishments.
weIMPACT partners with only Top 100 Architects and has teamed up with award-winning architect, Alexander Gorlin, out of New York, NY, as well as other architects and consultants and with the construction being completed by DJ Construction locally in Elkhart County.
These projects aren’t just about housing, but intentionally building community with places people want to live versus have to live. The goal of weIMPACT is to create an aspirational neighborhood and are committed to enhancing the quality of place for Elkhart residents, both now and for generations to come.
